What can you do to influence a tenant's decision in your favour?

One essential thing to do is to remove any possible 'friction' in your prospect's decision making process. This means supporting them with appropriate content at every step of the way, from the initial enquiry through to the construction of the space.

Prospecting

Once someone has showed interest in your building, you need to make sure that they can find all the specs and details they need. Your website needs to be easily found and rich with content even after the first introduction. Photos, specs and accurate detailed drawings will make it much easier for a prospect to appreciate what you have to offer.

Evaluation

Your building will most likely be one of many that are under consideration. You need to make it as easy as possible for your building to be favorably evaluated. Stacking plans and as-built drawings are very useful for this and you may also consider 3D space planning tools such as the Space Database Floorplanner tool to help tenants more accurately picture how the space could work for them.

Space Planning

A key next step is of course space planning. Tru-Measure ensures that there are no holdups or delays for this step. If you use your own designer, they can be directly tied in to our work order system. You can send a request along with a program and scaled CAD file to them instantly. If your prospective tenant has their own designer, you can still send a CAD file directly from the system. They'll have it in seconds!

Lease Negotiation

As the deal moves along, it will be helpful to have your certified and justifiable area numbers. If the tenant requires area certificates, Tru-Measure can quickly provide these too. If you use the Tenant Dashboard module, you will also have a clear overview of other tenant leases and optioned space to ensure that you get the best deal for yourself and your tenant.

An important consideration for every tenant is the quality of service that they will get from their landlord. It's very hard to evaluate how well the building is managed - how well the leasing process goes is one of the key clues the tenant has of your management style.
